Now look at your move-out reasons. Rent increases get the blame in surveys, but sit in on exit conversations and a quieter theme shows up over and over: nobody answered, nothing got fixed, I had to call three times. Those are the controllable move-outs, and the maintenance line is where most of them start.

A tenant whose midnight emergency was answered on the first ring, triaged in two minutes, and fixed by morning is not a tenant shopping listings in the spring. You don't have to take that on faith - tag every after-hours emergency this year and check the renewal rate of that cohort against the rest of your portfolio next year.
